Planning consent

This was granted by St Albans District Council in August 2014.

Building guarantee

There is a 10 year policy with CPL in place and paid up.

Exterior cladding

Douglas Fir, a local material from a local Mill has been used to the exterior of Home House and for some interior features.

Bi-fold doors

Throughout the house an innovative and sleek solution was designed and manufactured specifically for the project.

AV and Home Automation

The property is fully equipped with a GSM automated gate solution, RAKO lighting control system, integrated and SONOS sound system, external day and night CCTV system, finger print recognition back door, automated lighting both interior and exterior, Nest Protect system and a number of other high end technology solutions all based on a CAT 6 network. Each room has the feeds already wired.

Throughout the house there are a number of design features including drop shadow skirting boards, full height doors, Portman sliding doors, integrated LED lighting, Quooker boiling tap, wine fridge, privacy glass etc

Underfloor heating

All floors in Home House have a wet underfloor heating system.

Heating and Water

The property has a Heatmiser heating control system, with individual room thermostats, large water tank and central water filter.

Floor finishes

A combination of exposed concrete, high grade carpet and high grade wooden floor finishes are throughout the house.

There are a number of bespoke lighting features, furniture and interior design features that have been created specifically for the property.

Little House

This is a self contained house that sits next to Home House and and can be finished off and used for office space, accommodation, gym, etc. Plans have been prepared and the block walling is in place, all other finishes are yet to be completed.

The property is not overlooked by any roadway or other residence, the nearest neighbour is 500m across Crown Land to the North and East side
